First-Time Buyers Win More Syracuse-Area Auctions Than Previous Two Years Combined

First-time buyers took 31 percent of the 47 residential properties sold at public auction across Onondaga County suburbs between March and June 2026, up from 19 percent in the same period last year.

The shift comes as mortgage rates stabilized near 6.4 percent and local inventory of distressed homes reached its highest level since 2022. County records show 112 auction listings filed through the Onondaga County Clerk’s office in the first six months, with 68 percent located outside the city limits in towns such as Clay and Cicero.

Clay and Liverpool see strongest results

In Clay, buyers using the county’s First-Time Homebuyer Initiative closed on four auction properties along Route 57 and Caughdenoy Road since April. Two of those sales went to households earning under $78,000 who qualified for down-payment assistance capped at $12,500. In Liverpool, three auction wins occurred on 7th Street and Oswego Street, all under the $245,000 median sale price recorded for the village in May.

The Onondaga Land Bank partnered with the Syracuse Housing Authority to pre-qualify 22 first-time applicants for these auctions, shortening the typical closing timeline from 60 days to 35. Local real-estate agents report that competition from investors dropped in these two suburbs after the county raised the minimum deposit required at auction to 10 percent of the bid.

Grant deadlines and next steps

The state’s Homes for All program reopened applications on July 1 with $4.2 million allocated to Onondaga County households. Eligible buyers must attend one of the free counseling sessions scheduled at the Syracuse Housing Authority office on July 22 or August 5. County officials expect the next round of foreclosure auctions to begin August 18 at the Onondaga County Courthouse.

Prospective buyers should review the current auction list posted on the county clerk’s website and submit pre-approval letters by July 31 to meet the 10 percent deposit rule. The Land Bank will hold an open house for two Clay properties on July 15 at 10 a.m.
